Obviously the first step in finding a house
in Brittany and taking your first step into the Brittany
property market is to find the Brittany Property that you like.
By reading this, you must in fact be on the right track, we have
the best choice of selected independent Brittany estate agents
and Brittany Properties for sale. The next step is to make
a viewing appointment and physically come and visit the Brittany
properties that interest you. Once you find the house in
Brittany that fits your requirements, you can make an offer via
the Brittany estate agent. If the offer is accepted then you
will have to sign a....
'Compromis de vente' which is simply a 'contract agreeing to
the conditions of the property sale'. Both yourselves and the
sellers have to sign this contract and it is legally binding to
both parties. However you can include some clauses in the
Brittany property purchase contract. When asked what clauses can
you put into your 'Compromis de Vente' - the answer is -
anything - well anything that the sellers are likely to
agree to, they after all want to sell their Brittany Property
and don't want to be held to any unreasonable clauses. Often
clauses are made in connection with a property inspection by an
architect, soil tests for
septic tank installations or mortgage approvals. You
will have a seven day cooling off period after signing
the property sales contract. If during the seven days you wish
to stop the process you simply notify your Brittany estate
agents by Fax or recorded delivery letter. After the seven days
cooling of period you will normally be expected to pay a deposit
of up to 10%, this can often be negotiated.
'Acte de Vente' This is the final part of the
Brittany property sale. Normally you will have transferred the
final balance to be paid for your Brittany property to a special
bank account operated by the Brittany Notaire, these bank
accounts are stringently controlled. Once all parties involved
have signed this purchase contract, it is final. That is to say
that once signed, you are now the owner of a house in Brittany
and can take up residency in your Brittany Property immediately.
Often the Notaire will slightly over charge you for certain land
registration fees etc and some time after your Brittany property
purchase (sometimes as long as a year) you will receive a small
cheque for the difference. The reason the Brittany Notaires do
this is because the calculations for the various government
bodies that take a part of the Notaire fees for land registry
etc, are very complicated. They over estimate slightly by a
couple of hundred euros or so, just to be sure to have
everything they need to pay for your Brittany Properties title
transfer.
